总结:

 

原本数据包含 Tsawwassen, 但是因为不明 Bug 原因,多这一组数据不断造成我的 Site Crash, 只得将其删除,看样子想要完美真的很难。以上包含大量数据,可以进行很多的比较总结,在这里我就简单总结一下。

独立屋市场销售量前 5 名分别是 Vancouver East,White Rock,North Vancouver,Coquitlam 和 Richmond。2016 年是独立屋市场的历史高位,目前价位仍与高位时相差最大的前 3 位分别是 West Vancouver,Richmond 和 Vancouver West, 仍然低于高位 10%-19% 。目前价格已经达到历史高位甚至略有超过的分别是 Port Moody,Port Coquitlam,Vancouver East 和 Ladner。不难看出,西温、列治文和温西之前被热钱炒作了不少,而价格恢复较好的多是以本地资金为主的市场。不知能否说明 “房子不是拿来炒” 的道理呢?

公寓市场销售量的前 5 名分别是 Vancouver West,Burnaby,Richmond,Vancouver East 和 North Vancouver。温西包括了 UBC 校区和 Downtown 地区,其公寓销售量远远高于第二位的列治文。关于公寓、独立屋的价格走势的个人观点在我之前的月报告中有陈述,这里不再啰嗦。房子不仅是拿来住的,也是很好的投资与对冲货币贬值的工具,当然是长期性的。我从来都不会说现在是最好的买房时机,更不能自相矛盾地说现在是卖房的最佳时机,因为每个人的状况与需求都不尽相同,只有理智的独立分析才是最好的方法。
