UBC ATTACHED PROPERTY
UBC 独立屋的价格很不亲民,对于大多数人来说选择 Attached Property 包括 Townhouse, Condo 等才是实惠和现实的。Condo 是 Condominium 的简称,它和 Apartment 有什么区别呢? Condo 一般来说每个 Unit 有独立产权,公共区域是大家共同管理与使用的,比如健身房、游泳池、电梯、花园等。 而 Apartment 通常是所有的 Units 只有一个 Owner, 一般由注册公司作为产权人。Townhouse 通常有独立出入,后院与小花园等,有时俗称排屋(Terraced House),但这种描述不甚准确,Townhouse 大都由墙体分割成不同的 Units,一排一排的,当然也有 Floor 分割的更加密集的包括上下的 Units。Townhouse 像 Condo 一样也有公共使用部分,很多情况开发商是一起发展 Condo 与 Townhouse 的。从法律的定义来说,Condo 与 Townhouse 没有多大差别,这也是有时会出现 Condo 代表 Condo 与 Townhouse 的统称。
UBC 绝大多数的 Attached Property 属 Leasehold,开放商使用的建地是从 UBC 租赁的,一般 99 年年限。相对应的是 Freehold- 永久产权。Freehold Attached Property 在 UBC 只占了很少一部分,主要集中在 5568-5692 Kings Rd 和 2780 Acadia Rd。”FREEHOLD” 被作为 UBC 区内所谓的卖点,但居住舒适程度,甚至价格表现,并未与其名匹配。 因为 Freehold 的 Condo 与 Townhouse 在 UBC 校区内只占了很小的一部分,所以下面分析的主要数据都是都是包含了 Freehold 和 Leasehold 的。
UBC 校区和住宅区不属于温哥华市政府管理,而由 The University Neighbourhoods Association (UNA)提供市政及社区服务。 目前主要包括 5 个社区,Chancellor Place,East Campus,Hampton Place,Hawthorn Place 和 Wesbrook Village。目前逐渐发展成熟与饱和,新的社区 Stadium Road 正在规划之中。
